1. Estimates, scope, and final approval
Online prices are booking estimates based on the information the customer provides, including square footage, bedrooms, bathrooms, service type, frequency, condition, and add-ons. The displayed amount becomes the service payment when the customer chooses a preferred appointment and continues to Square. Applicable taxes, customer-approved add-ons, excessive buildup, or a materially different property condition may change the scope or total.
The customer is responsible for providing complete and accurate property information. EAS may propose a corrected estimate, modified scope, or declined service when the actual property differs materially from the submitted information. EAS will explain and obtain approval for any material price-changing work before it begins.
2. Standard Cleaning and Deep Cleaning
Standard Cleaning is for a home already kept in generally clean condition. Deep Cleaning is required when the property needs substantially more time, labor, buildup removal, or detail work—including many first visits and homes not thoroughly cleaned for an extended period.
EAS determines the appropriate service level in its reasonable discretion. If a customer books Standard Cleaning and EAS finds that Deep Cleaning is required, EAS will explain the revised scope and price before additional work begins. The customer may approve the change or decline it. If EAS cannot honor the booked scope at the amount paid and the customer declines the proposed alternative before work begins, EAS will refund the unperformed service to the original payment method. Customer cancellations, no-access visits, or materially inaccurate property information remain subject to the policies below.
3. Included work and add-ons
Only tasks listed in the confirmed service checklist are included. Standard Cleaning does not automatically include the microwave interior, ceiling-fan cleaning, dishes, laundry, moving furniture, interior ovens or refrigerators, full interior-window cleaning, junk removal, carpet extraction, restoration, or hazardous cleaning unless EAS confirms an add-on or custom scope in writing. Deep Cleaning does not include moving furniture or cleaning behind small countertop appliances.
Move-In / Move-Out Cleaning includes interior windows and reachable window tracks and assumes the property is empty. Carpet cleaning is not included. Trash or junk removal is an add-on, and belongings, furniture, or debris left behind may require an approved scope or price change. EAS does not move heavy furniture or appliances. Cleaning is not restoration, and EAS does not guarantee removal of permanent stains, etching, rust, damaged grout, discoloration, scratches, worn finishes, or permanent odors.
4. Payment and Square checkout
When online checkout is offered, the displayed service payment is due in full through Square. After Square verifies payment, the booking request and preferred time are recorded. EAS then confirms crew and route availability and may contact the customer to arrange a different time when necessary. Confirmation-email delivery is separate and does not change the verified payment or booking state. Tips are optional and should be paid through the approved Square tipping method.
Approved changes, extra labor, taxes, add-ons, or services outside the original scope may create an additional charge. EAS will explain the amount and obtain customer approval before performing material price-changing work.
5. Recurring service and card authorization
One-time and every-four-week Standard Cleaning use the regular base price. Every-two-week service saves 5%, and weekly service saves 10%. The discount applies only to the Standard Cleaning square-footage base price; home-detail charges, add-ons, Deep Cleaning, Move-In / Move-Out Cleaning, and reviewed specialty work are not discounted. If the frequency changes, the applicable discount may change for future service.
EAS will not store or automatically charge a card for future service without the customer’s separate, express authorization through Square. Any recurring billing authorization will state the charge timing, amount or calculation method, and cancellation process. Ending recurring service affects future billing only and does not create a cash refund for service already purchased.
6. Cancellations, rescheduling, credits, and EAS changes
Customer-initiated cancellation payments are non-refundable except where required by law or expressly stated in the Service Terms. With at least 24 hours’ notice, a customer may reschedule or request EAS account credit for a future cleaning, subject to availability. With less than 24 hours’ notice, EAS retains 50% of the scheduled service price as a cancellation fee and places the remaining 50% on the customer’s EAS account as service credit.
Credits are not cash, are not transferable, and must be used directly with EAS. A confirmed rescheduled appointment remains subject to the same cancellation rules.
If EAS cancels and cannot provide a reasonable replacement appointment, or cannot honor the booked scope and price and the customer declines an alternative before work begins, EAS refunds the amount paid for the unperformed service to the original payment method. This EAS-initiated refund rule is separate from customer cancellation and no-access policies.
7. Property access, arrival, and utilities
The customer does not need to remain at the property but must provide safe, reliable access and accurate instructions for doors, gates, alarms, parking, elevators, and building security. Do not send alarm or lockbox codes through a public website form.
If EAS arrives as scheduled but cannot enter because of an incorrect code, locked gate, missing key, unsecured animal, or another customer-controlled condition, the appointment may be treated as a no-access visit. A no-access appointment caused by a customer-controlled condition may forfeit the full payment. Working electricity, running water, and a reasonably safe indoor temperature are required.
8. Pets, people, clutter, and valuables
All pets must be safely secured away from active cleaning areas before the cleaning team arrives. If an animal prevents safe access, obstructs the work, may escape, or creates a safety concern, EAS may stop, decline, or reschedule the service. A no-access visit may be handled under the Service Terms. Children, guests, movers, and contractors must remain clear of active work areas.
Before arrival, customers should pick up clothing, toys, dishes, and personal belongings so surfaces are accessible. Excessive clutter may result in skipped areas, a modified scope, or an added labor charge. Customers must secure cash, jewelry, firearms, collectibles, medication, fragile items, and other valuables.
9. Unsafe conditions and excluded work
EAS may refuse or stop work involving biohazards, blood, needles, medical waste, active mold requiring remediation, bodily waste beyond ordinary bathroom cleaning, dangerous chemicals, unsecured weapons, bedbugs, fleas, roaches, rodents, significant infestations, structural hazards, or unsafe temperatures.
Exterior high-access work, carpet extraction, floor stripping or waxing, construction debris, hauling, repairs, and regulated or hazardous waste are not included unless EAS separately agrees in writing.
10. The EAS Signature Standard
If an area included in the confirmed service was not completed to the agreed standard, the customer must notify EAS within 24 hours of the scheduled service and provide photographs or other reasonable documentation. After verification, EAS will arrange one complimentary re-clean of the specific affected area.
The re-clean is the remedy for a qualifying service concern and does not create a refund. It does not cover tasks outside the purchased scope, permanent conditions, new messes, customer-caused changes, or areas EAS could not safely access.
11. Damage, specialty surfaces, and customer products
Customers must disclose marble, travertine, natural stone, unsealed materials, specialty hardwood, antiques, delicate finishes, custom cabinetry, unstable fixtures, and manufacturer-specific care requirements before service. EAS may decline to clean an item or surface when safe care cannot be confirmed.
Damage or loss must be reported within 48 hours with reasonable documentation, including photographs when applicable. A report is not an admission of fault by EAS or any worker. If a customer requires use of a customer-provided product or method, EAS is not responsible for damage caused by that product or method to the extent permitted by law.
12. Photographs, privacy, and communications
EAS may take reasonable before-and-after photographs for quality control, service verification, documentation of pre-existing conditions, and claim review. EAS will not use property photographs for marketing without separate written permission.
Information submitted through the website is used to prepare estimates, communicate with customers, schedule and perform service, process Square payments, send confirmations, prevent fraud, and maintain business records. EAS does not sell customer contact information. Customers may receive service-related calls, texts, or emails using the information they provide.
13. Commercial service
Commercial estimates remain subject to a walkthrough and a written, property-specific scope covering access, security, floors, restrooms, breakrooms, traffic, consumables, and service timing. Commercial service may include interior glass partitions and restocking client-provided supplies when written into the scope. Carpet extraction, floor stripping or waxing, and biohazard, medical, or hazardous-material cleaning are not included.
Larger commercial accounts may require a separate service agreement. If that agreement conflicts with these website Terms, the signed commercial agreement controls.
14. EAS personnel
EAS determines crew size, staffing, and work allocation. A quoted service is not a promise of a particular worker count or number of labor hours unless the written scope says otherwise. Requests for a preferred cleaner are considered but cannot be guaranteed.
Customers may not directly or indirectly hire or privately engage EAS personnel outside EAS during the customer relationship or for 12 months after the worker’s last EAS service for that customer. If permitted by law, violating this restriction may result in a $1,500 placement fee reflecting recruiting, screening, training, and replacement costs.
15. Changes, Texas law, and contact
EAS may update these Terms for future bookings. The version accepted at checkout applies to that booking. These Terms are governed by Texas law, and nothing here waives a customer right that cannot lawfully be waived.
Questions about these Terms may be sent to eascleaningco@gmail.com or (682) 793-3034.
